Total Property Debt

Combine your mortgage balance, HELOC or second mortgage, and other property liens into one clear total.

04

Loan-to-Value Ratio

See your estimated loan-to-value ratio, or LTV, which compares the total debt secured against the property with its estimated current value.

WHAT THIS MEANS

Calculate your estimate to see what your equity percentage and loan-to-value ratio mean in plain English.

Equity represents the portion of your estimated property value that is not currently represented by debt secured against the home.

Why does loan-to-value matter?

Loan-to-value, or LTV, compares the total debt secured against your property with its estimated value. A lower LTV generally means a larger equity position. Lending requirements and borrowing limits vary by lender and loan product.

Equity is not the same as net sale proceeds.

Selling costs, mortgage payoff differences, liens, credits, commissions, taxes, and other closing expenses can affect what you may actually receive from a sale.

IMPORTANT DISCLAIMER

This Home Equity Calculator is provided for general planning and educational purposes only. Results are estimates based solely on the information you enter.

Actual property value, mortgage payoff amounts, HELOC or lien balances, selling expenses, available equity, and borrowing capacity may differ. This calculator is not an appraisal, lending decision, loan approval, financial recommendation, or guarantee of sale proceeds.

For decisions involving financing or borrowing against your home, consult a qualified lender or financial professional. For a more accurate estimate of your property’s current market value or potential selling proceeds, contact The Achieve Team.

UNDERSTANDING YOUR EQUITY

Know What the Numbers Really Mean.

Your equity estimate depends on two things: what your home may be worth today and how much debt is still secured against it. Understanding those numbers gives you a clearer picture of your current position.

01

Estimated Home Value

Your home’s estimated current market value is the starting point. Online estimates can be useful, but actual market value may differ based on condition, location, upgrades, comparable sales, and current buyer demand.

02

Property Debt

Include every loan or lien secured against the property, such as your primary mortgage, HELOC, second mortgage, and other recorded property liens. These balances reduce your estimated equity.

03

Equity & Loan-to-Value

Equity percentage shows how much of the home’s estimated value is not represented by property debt. Loan-to-value, or LTV, shows the opposite side — how much of the property’s value is currently financed.

IMPORTANT
Home equity is not the same as the money you would receive if you sold your home.

Your actual mortgage payoff can differ from the balance on your statement, and selling expenses such as commissions, taxes, title charges, concessions, repairs, liens, and closing costs can reduce your final proceeds.

EQUITY VS. NET PROCEEDS

Two Important Numbers. They Are Not the Same.

Home equity tells you how much value may remain after subtracting property debt. Net sale proceeds estimate what may actually remain after selling expenses and payoff amounts are also considered.

HOME EQUITY

What You May Own

A snapshot of the estimated value in your property after subtracting the debt secured against it.

What It Uses

  • Estimated current home value
  • Current mortgage balance
  • HELOC or second mortgage balance
  • Other property liens

What It Does Not Automatically Include

  • Real estate commissions
  • Seller closing costs and taxes
  • Buyer concessions or repair credits
  • Final mortgage payoff adjustments

NET SALE PROCEEDS

What You May Walk Away With

A more detailed estimate of the money that could remain after the property is sold and transaction expenses are deducted.

What It Considers

  • Expected sale price
  • Mortgage and lien payoffs
  • Real estate commissions
  • Estimated seller closing expenses

Why It Can Be Different

  • Actual sale price may differ from estimated value
  • Payoff statements may differ from account balances
  • Closing costs vary by transaction
  • Negotiated credits can change final proceeds
BOTTOM LINE
Equity tells you what may be in the property. Net proceeds tell you what may come out of the sale.

If you are considering selling, use your equity estimate as a starting point and then calculate the transaction expenses that could affect what you actually receive.

YOUR NEXT MOVE

Home Equity Can Create More Options.

Understanding your equity can help you evaluate what may be possible next. The right use of that equity depends on your goals, your property, your finances, and the market.

POSSIBLE OPPORTUNITIES

Put Your Equity to Work

Equity can become an important part of your real estate strategy when the numbers and timing make sense.

  • Sell your current home and use available proceeds toward your next property.
  • Use accumulated equity as part of a move-up or downsizing strategy.
  • Explore using capital from one property to help purchase an investment property.
  • Discuss refinancing, a HELOC, or other lending options with a qualified lender.

BEFORE YOU ACT

Equity Does Not Automatically Mean Cash

Having equity can create possibilities, but accessing or converting it can involve costs, qualifications, risks, and market considerations.

  • Your actual market value may differ from an online estimate or automated valuation.
  • Selling expenses can reduce the amount of equity that ultimately becomes available cash.
  • Borrowing against equity increases the debt secured against your home.
  • Loan approval, available credit, interest rates, and lending terms are determined by the lender.

BEFORE MAKING A DECISION

Ask Yourself These Five Questions

01

What is my home realistically worth in today’s market?

02

What is the actual payoff amount on every loan or lien secured against the property?

03

If I sell, how much could remain after all transaction expenses?

04

What do I want the equity to help me accomplish next?

05

Does using or borrowing against that equity improve my overall position?

FREQUENTLY ASKED QUESTIONS

Home Equity Questions Answered.

Understanding equity can help you make better real estate decisions. Here are answers to some of the most common questions homeowners have.

What exactly is home equity?

Home equity is the estimated difference between your property’s current market value and the debt secured against it, including a mortgage, HELOC, second mortgage, or other property liens.

How accurate is this home equity estimate?

The result is only as accurate as the home value and debt balances you enter. Actual market value may differ based on comparable sales, property condition, improvements, location, and current market conditions. Mortgage payoff amounts may also differ from the balance shown on a monthly statement.

Is home equity the same as what I would receive if I sold?

No. Home equity does not automatically account for real estate commissions, taxes, title and closing charges, seller concessions, repairs, payoff adjustments, or other selling expenses. Your actual net proceeds can therefore be lower than your estimated equity.

Can I borrow all of the equity shown by this calculator?

Not necessarily. Available borrowing depends on the property’s appraised value, lender loan-to-value limits, your credit and income qualifications, the loan product, and other underwriting requirements. This calculator does not determine borrowing capacity or loan eligibility.

What if I owe more than my home is worth?

If the total debt secured against the property exceeds its estimated market value, the calculator may show negative equity. In that situation, the loan-to-value ratio may exceed 100%.

How can I build more equity in my home?

Equity may grow as mortgage principal is paid down, when the property’s market value increases, or when improvements add market value. Equity can also decline if property values fall or if additional debt is borrowed against the home, so future equity growth is never guaranteed.

How do I get a better estimate of what my home is worth?

A market-based property evaluation can consider recent comparable sales, competing listings, location, property condition, upgrades, and current buyer demand. A stronger estimate of market value will also make your home equity calculation more useful.

NEXT STEPS

Turn Your Equity Estimate Into a Real Plan.

Your estimated equity is a useful starting point. The next step is making sure the value, debt balances, and possible selling costs are realistic before you make a major decision.

01

Confirm Your Home Value

Your equity estimate depends heavily on what your home could realistically sell for in today’s market. Start with a current market-based value estimate.

02

Verify Your Payoff Balances

Review your mortgage, HELOC, second mortgage, and any other liens. A formal payoff statement may differ from the balance shown on a monthly statement.

03

Estimate Your Net Proceeds

If selling is part of your plan, calculate commissions, taxes, closing costs, concessions, and other expenses to estimate what may actually remain after the sale.

04

Decide What Comes Next

Once you understand the numbers, you can evaluate whether selling, buying another home, investing, or simply holding your current property best fits your goals.

NOT SURE WHAT YOUR HOME IS WORTH?

Start with a professional home value evaluation, then use the Seller Net Proceeds Calculator if selling may be your next move.

ACHIEVE MARKET ANALYSIS

Your Equity Estimate Is Only as Good as Your Home Value.

An online home value estimate can be a useful starting point, but your property’s true market position depends on much more than an algorithm. The Achieve Team evaluates the market, the competition, and the details that make your property different.

01

Recent Comparable Sales

We study recent closed sales to understand what buyers actually paid for comparable properties — not simply what sellers hoped to receive.

02

Current Competition

Active and pending listings help show what buyers are choosing from today, how competing properties are priced, and where your home may fit in the current market.

03

Market Behavior

Days on market, price reductions, listing history, absorption, and buyer activity can reveal whether the market is strengthening, slowing, or becoming more competitive.

04

Your Property’s Differences

Condition, renovations, floor plan, lot, location, view, community position, features, and overall presentation can materially affect how buyers compare one property with another.

THE ACHIEVE DIFFERENCE

Data tells us what happened. Experience helps determine what your home may be worth today.

We combine comparable sales, current listings, market activity, property-specific details, and local real estate experience to develop a more informed view of your home’s market position.

WHY IT MATTERS
The home value you enter drives the entire equity calculation.

If your estimated market value is too high or too low, your estimated equity will also be too high or too low. A current market analysis can help you start with a more realistic number before making an important real estate decision.
