UNDERSTANDING THE NUMBERS
What Is A Seller
Settlement Statement?
A settlement statement organizes the money coming into and going out of a real estate transaction. It shows the seller’s credits, the amounts that must be paid at closing, and the final amount due to or from the seller.
Seller Settlement
Reference Statement
Original Achieve educational sample. Not an official settlement or closing document.
Seller Credits
Credits are amounts due to the seller. The largest credit is normally the contract sales price. Other adjustments may also increase the amount due to the seller.
Mortgage & Lien Payoffs
Existing mortgages, HELOCs and other liens generally must be satisfied from the seller’s proceeds before clear title can be transferred.
Selling & Closing Costs
These may include real estate compensation, concessions, documentary stamp taxes, title charges, settlement fees, association costs and other seller-paid expenses.
Prorations
Property taxes, HOA or condo charges and similar expenses may be divided between buyer and seller based on the closing date and the period covered.
Net Proceeds
The final estimate is calculated by taking the seller’s total credits and subtracting all seller reductions, payoffs, adjustments and closing costs.
HISTORICAL SETTLEMENT REFERENCE
Want To See A Traditional HUD-1?
The HUD-1 Settlement Statement is a familiar historical reference for understanding how real estate settlement charges were organized. Our Achieve tool uses the same basic concept of seller credits minus seller reductions, but our statement is an original planning tool and is not an official HUD-1.
The Achieve Estimated Seller Net Proceeds Statement is an educational planning estimate. Final settlement figures are prepared by the title company, closing agent, attorney or other settlement provider handling the transaction.

Review Your Estimate.
Online estimates are a useful starting point, but actual seller proceeds depend on your payoff statements, contract terms, title charges, association fees, tax prorations and other transaction-specific expenses.
Gislaine and Horst can review your estimate with you and help identify costs or adjustments that may affect your actual proceeds.
