Lennar Development Update

Tracking the proposed redevelopment of a portion of the Boca Lago Golf & Country Club and information that may be relevant to Vistas of Boca Lago homeowners.

VISTAS OF BOCA LAGO UPDATED SEPTEMBER 4, 2026
CURRENT STATUS

Revised Proposal Remains Under Review

Lennar has substantially reduced its original Boca Lago development proposal. The proposed redevelopment still requires Palm Beach County approvals before it can move forward as proposed.

ACTIVE UPDATE

BOCA LAGO DEVELOPMENT UPDATE

Proposed Boca Lago Redevelopment

A major redevelopment proposal is being considered for portions of the Boca Lago golf course. The map below shows the eight Boca Lago subdivisions together with the six proposed Lennar development areas shown on the currently published revised site plan.

Plan Reference: The proposed development areas shown on this map are based on published Boca Lago redevelopment materials and the revised site plan from Boca Lago Together .
Latest Update: The revised proposal calls for 463 townhomes across six proposed development areas within portions of the existing Boca Lago golf course property. The proposal remains subject to Palm Beach County review, approval and possible further changes.

Last updated September 2026. Development locations, boundaries, unit counts, design and timelines may change during the review and approval process.

LATEST DEVELOPMENT

Lennar Distributes New Boca Lago Resident Mailing

Boca Lago residents have received a new four-page mailing from Lennar titled “Setting the Record Straight,” addressing several issues that have been raised regarding the proposed redevelopment.

The mailing discusses traffic, emergency services, stormwater and flooding, rentals and short-term rentals, the proposed golf course renovation, and communication with Boca Lago residents.

Because the document represents Lennar’s position on these subjects, we are making the original mailing available so residents can review the information directly.

New September 2026 Document

The complete four-page Lennar mailing is included later in the update timeline, together with a direct link to the original PDF.

THE PROPOSAL

What Is Being Proposed?

Boca Lago is an established residential and golf community in unincorporated Palm Beach County. The community currently includes a 27-hole golf course surrounded by multiple residential neighborhoods, including Vistas of Boca Lago.

Under the revised proposal, land associated with nine existing golf holes would be used for residential development. According to reporting by the Palm Beach Post, the remaining golf facilities would be redesigned around an 18-hole, PGA-rated, par-72 course with a new driving range.

Lennar would also provide separate recreational amenities for residents of the proposed new development.

The proposal requires Palm Beach County approval to modify Boca Lago’s existing master plan and make the zoning changes necessary for the proposed residential development.

REVISED PLAN

How The Plan Has Changed

The largest change is the reduction in the total number of proposed homes from 762 to 463.

Lennar’s current project website describes this as a reduction of 299 homes, or nearly 40 percent of the original proposal.

Lennar also states that the number of proposed homes along Boca Lago Boulevard has been reduced from 360 to 161, a reduction of 199 homes.

The developer’s current site identifies additional reductions in areas adjacent to Vistas and other existing Boca Lago neighborhoods. Lennar states that proposed homes have been reduced by 20 in an area adjacent to Vistas, Fairways and the Club, and by 111 in another area adjacent to Vistas, Glades, the Club and Boca Lago Boulevard.

Lennar also says additional open green space has been created along Boca Lago Boulevard, homes have been moved farther from the roadway, a fairway has been preserved and proposed homes near the Tennis Center have been removed.

Note About Building Heights

A June 26, 2026 Palm Beach Post report stated that Lennar had reduced previously proposed four-story buildings to three stories. Lennar’s current project website now states that all buildings over two stories have been eliminated.

Because the proposal has continued to change, this page uses Lennar’s current published project information while preserving the earlier reporting in the reader references.

GOLF COURSE

What Would Happen To The Golf Course?

The existing Boca Lago Golf & Country Club contains 27 golf holes.

The revised proposal would use land currently containing nine of those holes for the residential development.

According to the Palm Beach Post, Lennar’s revised plans call for the remaining course to become a modified 18-hole, PGA-rated, par-72 course with a new driving range.

Lennar’s September 2026 resident mailing states that the golf course redesign and renovation would be handled by Boca Lago Golf & Country Club rather than Lennar. According to the mailing, Lennar’s role is focused on the residential portion of the proposed redevelopment.

The privately owned country club has previously sought opportunities to redevelop a portion of the golf-course property. The Palm Beach Post reported that a prior redevelopment proposal involving 130 age-restricted multifamily units received approval in 2005 but was never developed.

Golf Course Responsibility

Lennar states that the Club, working with its own architects and consultants, would be responsible for redesigning and improving the 18-hole golf course. This statement represents Lennar’s position as presented in its September 2026 resident mailing.

TRAFFIC & INFRASTRUCTURE

Traffic Remains A Major Concern

Traffic has been one of the most frequently raised concerns surrounding the proposed redevelopment.

Boca Rio Road, Boca Lago Boulevard, Lyons Road and nearby intersections already carry substantial traffic, particularly during peak travel periods.

According to Palm Beach Post reporting on Lennar’s traffic study, the proposed development is estimated to generate approximately 2,870 additional vehicle trips per day in the surrounding area.

The reported traffic analysis also acknowledges that rush-hour traffic on Boca Rio Road between Glades Road and Boca Lago Boulevard could exceed designed capacity. Boca Lago Boulevard and portions of the roadway system toward Palmetto Park Road were also identified as areas of concern.

The traffic study states that planned roadway improvements could help address some of the anticipated traffic conditions.

Residents and community representatives have also raised concerns about congestion and emergency access, particularly because several Boca Lago neighborhoods include large populations of older residents.

Lennar’s September 2026 Position

In its recent resident mailing, Lennar states that Palm Beach County’s traffic review indicates the additional traffic generated by the development can be absorbed by the surrounding roadway system while maintaining the County’s adopted level-of-service standards.

Lennar also notes that the closest Fire Rescue station is located across Lyons Road from Boca Lago Boulevard and states that emergency-service and safety review will be part of the governmental approval process.

COMMUNITY RESPONSE

Why Boca Lago Residents Are Watching Closely

The proposal has generated significant opposition from homeowners and community representatives within Boca Lago.

Concerns raised publicly have included traffic, neighborhood density, emergency access, infrastructure, environmental impacts and the long-term effect of converting portions of the existing golf course to residential use.

WPTV reported that hundreds of residents attended a West Boca Community Council meeting in April 2025 as the original proposal was being discussed.

Traffic congestion on Boca Rio Road and Lyons Road was among the primary concerns raised at that meeting. Residents also questioned potential effects on emergency services, the environment and existing homeowners.

Opposition continued after Lennar reduced the size of the project. Palm Beach Post reporting in June 2026 described residents continuing to protest the proposal outside the country club.

Different Positions Remain

Lennar’s September 2026 resident mailing disputes several concerns that have been circulated within the community and presents the developer’s own responses regarding traffic, flooding, rentals, the golf course and resident communication.

Those statements represent Lennar’s position and are presented separately on this page so residents can review both the concerns that have been raised and Lennar’s response.

LENNAR’S POSITION

What Lennar Says

Lennar states that community input resulted in significant changes to the proposal.

On its current Boca Lago project website, the developer highlights the reduction of 299 homes, the elimination of buildings over two stories, additional open space, preservation of the tennis courts and reductions in proposed housing near existing Boca Lago neighborhoods.

Lennar has also described the proposed residential redevelopment as a way to help support the long-term sustainability and continued operation of Boca Lago Golf & Country Club.

September 2026 — “Setting the Record Straight”

In its latest resident mailing, Lennar directly addresses several concerns that have been raised within Boca Lago. The mailing presents Lennar’s position on traffic, emergency services, stormwater and flooding, rentals, the golf course renovation and communication with residents.

Traffic & Road Capacity

Lennar states that Palm Beach County’s traffic review indicates the additional traffic from the proposed development can be absorbed by the surrounding roadway system while maintaining the County’s adopted level-of-service standards.

Emergency Services

Lennar points to the Fire Rescue station located across Lyons Road from Boca Lago Boulevard and states that emergency-service and safety requirements will be reviewed as part of the governmental approval process before development can proceed.

Stormwater & Flooding

Lennar states that stormwater management must satisfy applicable regulatory requirements before the project can be approved. The developer also argues that redevelopment may create an opportunity to evaluate and modernize portions of older drainage infrastructure using current engineering and water-management standards.

Rentals & Short-Term Rentals

Lennar states that the proposed homes are intended to be sold rather than operated by Lennar as a rental community. The developer also says it supports incorporating deed restrictions intended to prohibit Airbnb-style short-term rentals.

Golf Course Renovation

Lennar states that Boca Lago Golf & Country Club, working with its own architects and consultants, would be responsible for redesigning and renovating the 18-hole golf course, while Lennar’s role is focused on the residential portion of the proposed redevelopment.

Communication With Residents

Lennar states that it held weekly office hours at the Boca Lago Clubhouse during June and July and is working with residents to arrange neighborhood sessions.

The mailing provides info@bocalagotogether.com for residents interested in hosting a neighborhood meeting.

Important Context

The statements in this section summarize Lennar’s published position and should not be interpreted as independent findings by The Achieve Team.

The complete four-page September 2026 mailing will be available in the update timeline below so residents can review Lennar’s statements directly.

APPROVAL STATUS

Has The Project Been Approved?

The proposed redevelopment should not be treated as a finally approved project.

The Palm Beach Post reported in June 2026 that Lennar still needs Palm Beach County approval to modify the Boca Lago master plan and obtain the zoning changes necessary for the proposed residential development.

At that time, the report stated that the project could potentially reach the Palm Beach County Commission for review by the end of 2026.

Important For Homeowners

A development concept, an application, a revised plan and a finally approved development are different stages of the process.

The number of homes, site configuration, conditions, timing and other details can continue to change before a final governmental decision.

WHAT TO WATCH NEXT

What Happens From Here?

Important future developments may include additional plan revisions, Palm Beach County staff review, updated traffic information, public meetings, zoning proceedings and eventual consideration by county decision-makers.

Because the proposal has already changed substantially, homeowners should rely on current plans, official governmental actions and updated source material rather than assuming an earlier version remains unchanged.

Meaningful new developments will continue to be added below as individual dated updates so residents can follow how the proposal and public discussion evolve over time.

2026
PLAN REVISION

Further Revised Plan Published

Lennar’s current Boca Lago project website states that all residential buildings over two stories have been eliminated from the revised proposal.

The developer also states that additional open space has been incorporated and that housing density has been reduced in several areas adjacent to existing Boca Lago neighborhoods.

Because the proposal has continued to evolve, residents should review the most current published plans and governmental materials rather than relying solely on earlier versions of the development concept.

JUN 2026
MAJOR PLAN REVISION

Proposal Reduced To 463 Homes

Lennar presented a substantially revised proposal reducing the residential count from 762 to 463 homes.

The change represents 299 fewer proposed residences, or approximately a 40 percent reduction from the original development concept.

The revised proposal also introduced additional changes to building heights, open space and housing density in areas near existing Boca Lago neighborhoods.

APR 2025
COMMUNITY MEETING

West Boca Community Meeting

Hundreds of residents attended a West Boca Community Council meeting as the original Boca Lago redevelopment proposal was being discussed.

Traffic, emergency services, environmental concerns, neighborhood density and the potential effect of additional development on existing homeowners were among the issues raised.

Traffic congestion on Boca Rio Road and Lyons Road was one of the major concerns discussed by residents and community representatives.

APR 2025
ORIGINAL PROPOSAL

Original Proposal Draws Community Attention

Lennar’s original Boca Lago redevelopment concept proposed approximately 762 condominiums and townhomes on land associated with about one-third of the existing golf course.

The proposal involved land containing nine of Boca Lago’s existing 27 golf holes and represented a significant potential change to the long-established golf and residential community.

The size and scope of the original proposal quickly generated substantial interest and concern among Boca Lago residents and surrounding neighborhoods.
